Great location. Ended up I had solo bathroom . Value for money for my stay.
Negative: Ad implied a whole apartment. Reality was a room in a hostel with shared bathroom/shower down the hall. Kettle in room but water down hall from bathroom. Sometimes noisy at night. Upstairs hall dark at night so hard to key in keypad.

Overall I had a nice stay. I couldn’t fault the accommodation and the sharing of the bathroom worked well. Communication
Positive: My room was nice and cosy and the kitchen was very clean.
Negative: I could hear the noise from outside a lot, especially the trams in the early morning. Location wise I hadn’t really appreciated being so far on the outskirts however the tram service was excellent.

Hugely overpriced
Positive: Good location and clean during check in
Negative: Hugely overpriced ($1500 for 9 nights) with tiny bedroom; shared bathroom not cleaned during entire stay; broken shower head that flopped forward making it impossible to shower without holding the shower head; toilet that splashed water on the floor; the cheapest / flattest pillows; wifi on smart tv constantly cutting out; thin walls and noise coming from other rooms; no bath despite being advertised as having a bath and shower. Advertised as an apartment/ luxury hotel which it most definitely is not. More like a hostel with the majority of space advertised being shared with other guests. I stayed in Melbourne the year before at the Punthill Essendon North during the exact same time, and had an actual entire apartment with a kitchen in the room, small private balcony, and a bathroom that was not shared for the same price. Feeling very ripped off.
